SFR Vs. Multifamily with a family

I am in a bit of a dilemma, I have been pre-approved for a home loan as of a few weeks ago. Now my original plan was to do a live in multi-family 4 plex , but after looking at several properties in my price range it seems that maybe a little harder than anticipated. See I have a 3 month old baby girl and a fiance who isn't too fond of the idea of us living with our tenants. She wants to buy a SFR and live there for a few years. I do not see this as much of a problem since I would eventually turn the SFR into a investment home. The issue I seem to have is burning a low down payment opportunity with FHA and get instant cash flow. I know deep down inside I can still get my investing done, but will have to consider 20% down payments. Can any fellow investor give me insight on their take or how they might have had the same circumstances. Thank you in advance fellow BP's - Phillip
