I'm currently advertising for properties to purchase (hopefully Subject To).  Can anyone give me a list a questions I should be asking the owner/seller in order to build rapport and close the deal?  Where does the conversation start/end when someone responds to one of my ads?  Any insight/help is greatly appreciated!
