wholesale vs realtor on Cincinnati duplex

Looking for advice on wholesale vs realtor to sell my section 8 occupied duplex in Cincinnati.

The duplex is currently rented and cash flowed for 2 years, until I started putting large amounts in for unit turns, vacancies and maintenance. I live out-of-state and am tired of the headaches. The duplex is underwater and a sale will most likely result in me reimbursing the remaining 5 to 10k due on the loan. Even though the market is slowly going up, it will not out pace the amount I seem to be putting in. My question is what benefit is there to listing with a realtor vs finding a wholesaler? I know wholesalers will offer rock bottom (not worth selling for even bigger hit) but how will it be able to make more money on RMLS when it is competing with wholesale prices and cash buyers throughout the Hamilton County area.

I’d consider lease-to-own but have renters in on contract for next year. Are there any other creative solutions?

I’m told a duplex loan for buyer might be hard to acquire as well.
