Considering a purchase in Kings Point Delray FL condo cmplex

Hi all,

This my first attempt of buying a property to rent. I have someone looking too dump their condo for $20,000 a single floor detached property, 2bd, 2bath HOA fees 388. No renting for the first two years of ownership Taxes $748.69.

It seems like a great deal  but Im a little nervous to make the jump. I was wondering if anyone could offer a first timer some advice. I am still doing my research on this site and reading up as much as I can but theres soooo much. Im worried I wll take too long and miss out on this opportunity.
