The worst house in the best neighborhood , Broadview hts Ohio

I am new to real estate investing and am still in the education process. Driving around in my neighborhood, I came across the Worst house in the neighborhood. It has holes in the roof and the brick is deteriorating badly. My guess is that it's a complete tear down. It sits on over 2 acres and is on one of most prettiest streets in the community. It is empty of course and has been for awhile. It is not being marketed by a real estate company. Home prices on  this street range anywhere from150k to 300k...this looks to be a great investment for a cash buyer in my opinion,.with the resources for re=hab.  If your an investor interested in this area of Ohio, please let me know and we can talk further.
