Bankrupt Owner

There is a property that really caught my eye last week. I found the owner in property records, Googled him, and found: 1. His phone number 2. A 2014 civil judgment against him with punitive damages in the six-figure range 3. A 2015 filing in bankruptcy court on his behalf Three questions: 1. How should I tell him I found his phone number if he asks? 2. Would he even care about selling his properties if he will likely lose them anyway in bankruptcy? 3. Are there any specific tips you can give me on negotiating with someone in this unfortunate situation?
