Help: Realtor Delaying Response to Offer

Whats the best way to proceed when a listing agent is delaying responding to an offer, waiting for other prospects to submit. 

I feel she wants to see if another, higher offers will be presented and I'm trying to figure out what the best way to approach the situation is. 

My offer is strong, and its probably the most legitimate offer they'll receive, but I'm left hanging as she drags her feet.  

I'm aware that I can withdraw my offer and walk away. I'm also aware that I can add an expiration date. But my goal is not to jeopardize the deal, or threaten them, but to provide a catalyst to expedite everything. 

The property is a fixer, and if a higher offer does actually come in, they'll have issues with financing for one reason on another. 

I do realize that the above two (2) mentioned opportunities might be my only options, but I want to see if anybody has other suggestions. Maybe things more creative.
