Purchase by the Owner Finance

Good Morning, I was inquiring if anybody had any thoughts on this particular Deal I am looking at. Seller wants 10% down w/ closing costs and they carry 'back Paper' @10% amortized over 15 year. Sounded a little much . Any thoughts?
