Out of state success with turnkey companies

Who's having a lot of success investing out of state with turnkey companies? Where are you located? How many properties do you have? Any downright failures? Seems like most on BP are the do it yourself type and I would totally do the same if my local market wasn't so crazy!!!

@Account Closed I know there are plenty of TK horror stories out there, and mostly they seem to have to do with buying low cost properties $30-$50k in undesireable neighborhoods or having poor property management.  Sometimes both.  I believe that buying right and having very solid property management in place is key to having a successful TK investment.
