Purchasing Subject-To the Existing Mortgage

Hello Everyone,

I am looking to start a new path with my real estate investing career because I want to achieve long term financial freedom for my family. The path I want to take is working with motivated sellers who are willing to provide seller financing while transferring the deed so then I can then resell the the deed to a motivated buyer and in turn for me become the bank that controls a note on the property.

I have found guru course out there like Ian Flannigan's "Hidden Cash Flow Fortunes" which cost a arm and a leg ($1,497) to get started with. I am sure the program works and it's worth the money, I just prefer to work one on one with a local investor who does these transactions.

I have tried to find them at the local reia(s) and no success. Does anyone know of someone in the Baltimore, MD market that does these transactions and would be open to becoming a mentor?

FYI About Me:

I have a life time of experience in the real estate industry. I was raised in a family of developers and contractors and for over the past 10 years I have been a part-time investor and / or real estate agent while maintaining a day job as a Project Manager.

I do have a active real estate license and access to the MLS. I also manage a network of over-seas contractors for multiple different trades like web developers, classified posters, VAs, telemarketers, etc...

I have been a landlord of over 18 units in Baltimore, wholesaled over 70 deals, completed 4 rehabs and who know how many retail transactions as a Realtor. All of those transactions have paid the bills but they don't build long term financial freedom.

I want to learn the ins and outs of investing in real estate via Owner Financing and / or Subject-To (Not Lease Options) and I want to do it with someone local vs. some guru training package that I can order over the internet.

If you are open to the idea of being a mentor to me, in exchange I can offer a fair share the deals we generate and work together, plus I will bring my network of resources and talents to the table.
