commerical buying?

I am a partner in a Real Estate flip/rental management company.  We started last year with houses and we are now on our fourth house.  We want to branch into larger properties.  I found a commercial property that is 100% leased.  Part is housing paid for by a local college and the other is warehousing paid by a local contractor.  We don't have anything liquid to acquire the property right now.  We could look at getting a loan to purchase the property, but wanted to see what other options might be out there.. investors??
