historic house investment

does anyone have any experience buying and selling a historic house?  Is it worth the investment if there is a big profit margin that comes with all the town restrictions?  supposedly there can be no exterior changes to the house without town approval.  Would love to hear from anyone on this subject.  Thanks Rob
