Turning a Single Family into Duplex

By chance I drove by a cute house on a simi-major street last night. When I got home I looked it up on the MLS. Based on the listing description, it has an in-law apartment with a separate entrance and kitchen. Having not seen the house yet, I'm guessing the 'apartment' is a 1 bed / 1 bath, with living area and small kitchen. As I haven't seen the house at this point, I do not know the relation between the two parts. I also do not know if it is zoned for a duplex. Especially being the house seems to be overpriced at this point, I do not know if it is worth pursuing any further or not. I would also have to consider adding A/C to the building. Idea would be for me to convert the house into a duplex and house-hack, living in the smaller apartment for a few years.

At this point, I'm still trying to figure out my exact niche and area, so I'm kinda all over the place.

Any thoughts would be appreciated.  Thanks.
