Do you go to closing on an assignment?

We have never done an assignment. I would assume that we go to closing? We have always used the same title company but the end buyer has decided to use his own company this time. Will it be all 3 of us in a room? Or does the end buyer typically go in first. Then I go in with my seller? Closing on Friday and just trying to figure out what to expect.

@Ryan, the closing table is the best place for what I would like to call a "Commission-ectomy".  Although you aren't an agent, I think you would agree with me that if you are at the closing personally, there is a higher than average likelihood that you will cut whatever you may be making in order for a deal to go through.

The trick is to not be there.  

Believe it or not, out of the hundreds of deals I've closed, I've only gone to a handful. (Little old ladies, etc) 

How You Explain It

Sorry for the build up, but the truth is, you don't.  You simply use the same Title Officer again and again (if possible) and then they know how you operate.  You take control of the deal and delegate things to Title to do.  One of those things is to contact the Seller at the opening of your original escrow, and keep in touch with them throughout the process.

When the Title Officer is the one who is primarily dealing with the Seller on a regular basis, any potential problems are identified early and dealt with. That way, at the closing table, there are no surprises.  

The Seller does not expect you to be there.  That's simply "other people's baggage" that you think you need to carry. 

You don't get to do 75 deals a year by yourself with one assistant by going to closings!!  

Delegate my man!  Delegate!
