Looking to buy an Investment Property in the Sacramento Area

Hi,

My name is Kushagra and I live in the Dublin, CA. I am planning to buy my 1st investment property. I have been researching and wanted some suggestions on if it makes sense to buy a Single Family Home in Sacramento Have a budget of $300K. Looking to make some positive cash flow, if possible. This would be a long term investment. Also if would be great if someone could recommend a good real estate agent for Sacramento.
