Determining multi family cap rates in NE Portland (near Mississippi st)

I'm looking into remodeling an 8 unit multi-family in NE Portland, two blocks from Mississippi st.  I'm having trouble determining the cap rate in this area.  Does anybody have any know where I can find this information?
