Talk to me about cold calling

So I am super familiar with DM. I have handled it in my day job for years. In order to take our company to new levels we are going to open up other streams for leads. We are creating a lead generation website and going to start cold calling. What have you found that works?

FSBO's?

Expired listings?

I imagine that it would be harder to wholesale a FSBO but that's fine as I'm looking for homes to actually rehab/flip as well. I have no problem closing as I have several private investors, a portfolio lender, as well as HML.
