How to get that house curb appeal?

Hey BPers,

What are some things you do to spruce up a house to make it look nice for possible buyers?

Here is a list of things I will be doing:

1. Thorough cleaning including steam cleaning of tile floors.

2. Clean any dirt on walls, touch up paint

3. Lay new tan bark, and possibly some new flowers

4. Clean front door, possibly paint door handle/lock to make look nice

Is laying new SOD worth the investment in the backyard, the grass is pretty much done for as is?
