Increase Mortgage Loan

I found out this weekend I can qualify for a loan around $800,000.  I'm in NYC, looking for a buy and hold in Bushwick/Bed-Stuy Brooklyn NY.  I want to find a 2 family house that I'll live in one unit and rent out the second.  I know with a $150 - $200 thousand increase on my mortgage I can have more flexibility to get a property to rent and have more cashflow.  

What are somethings I can do to improve my loan and or other options to get funding?
