Indianapolis Vacancy Rates
Hello Folks,
I am in the process of closing my SFR in a suburb of Cleveland OH and looking to buy my second in INDY. I have a goal to buy 2 SFRs this year in Mid West region.
Sticking to my principals of buying SFRs in safe, commutable and with decent schools suburbs of cities, I have identified the following areas that meet my criteria
Greenwood, Brownsburg & Franklin Twn
Is this safe to assume a 8.33% of vacancy rate for a 3/2 SFH built post 1978. I know it is a generic question but what I am trying to get at is whether it is realistic to expect a month of vacancy if I have priced my rental aggressively. E.g. $950 for a 3/2 in Greenwood.
Somehow I sense a lot of investment activity (to rent out) in some of the areas that makes me wonder if 8.33% is too optimistic.
