What is Your Favorite Way to Find Multifamily Properties For Sale?

Hey All!

I'm looking for more multifamily properties in the middle Tennessee area, but outside of looking up tax records, I'm looking for new ideas... Obviously, you can post to Craigslist and search MLS, but how do you find the owners that maybe haven't thought of listing just yet? I've heard list services are a waste of money... so then what?
