MLS Properties That Have Been On The Market For 180+ Days

For those of you who purchase flip properties from the MLS, what are some of the "negatives" (i.e., no C/O, structural issues, bad roof, etc.) that you keep an eye out for when purchasing a property that has been on the market for an extended period of time (180+ days). AND... are there any "negatives" that would specifically deter you from purchasing?

When I see a potential flip property that has been on the market for a long time I can't help but wonder what catastrophic defect it has that has prevented someone else from purchasing it.
