New investor with MF questions

In working out the details of buying a MF, is it normal to ask for the security deposit the tenants paid? If not I assume I am responsible for them when they move out.

I am planning to owner occupy the duplex/triplex I buy. But what if both units are rented. Will the bank wait until the tenants lease is up. Heck will they even check? Not trying to get over on the bank, just wondering. I could look for vacant or only one unit rented properties specifically. If it meant evicting someone.

I am still looking for the first deal these are just a few questions I haven't seen the answer to.
