Agent wanting to show a wholesale deal to a "client"

I have never ran into this. I got a call from an agent saying that he has a gentleman who wants to get in and see the house. He wants to know if we are working with an agent. I would assume this could potentially workout if it was a cash buyer. However I know from selling FSBO you will have agents call and say just that to try and sell you on using them in person. Not sure which of the two it is.
