please help analyze this possible deal.

I have a duplex I could purchase for $64,000

It needs aprox. 10,000 in repairs.

They are one bed apartments but, the first floor also has the basement which is the very large with an additional bathroom.

Rent for upstairs should be between $550 to $625

First floor with additional space in basement $700 to $750.

I would have to pay both sides of the transfer tax which would be 4%.

Property is in Northeast philadelphia

Duplex up the block just got listed for $109,000
