Seller Financing

I am about to acquire a property through seller financing. Before I closed or got the property under contract I was going to see if there was any advice or things to do/not do to make a seller financing deal go as smoothly as possible. I've heard lots of horror stories about deeds not being transferred properly etc. So before I got under way with this deal I was seeing if there is anything I should look out for or defiantly engage in taking the owner financed route. Thanks for your help!
