16 month old roof fails inspection? No not really.
Sometimes you have to love the overzelousness of an inspector. I replaced a roof on a flip back in the fall of 2013, yeah I still have it. This is what the inspector wrote about the roof.
"Roof Comments:
Granule loss was noted at the shingles but no leaking was noted.
Other than the granule loss the shingles appear to be serviceable. Client may get another five years of wear out of the shingles."
I'd really like to know how the inspector came up with "may get another five years" out of shingles that will be good for at least a dozen more years. That is a rhetorical question.
This wasn't the only asinine statement on the inspection report, so my realtor pointed out to the buyer's realtor that this the inspection report was pure BS. I did offer the buyer $400 towards repair costs and she accepted that.
I did send the inspection report to another BPer. He didn't realize that I was just sending it to him for a chuckle since my agent had already smacked this down, but he gave an excellent response to give to the buyer and her agent.
I would offer them proof that the roof was only a year old, and then I would say, “Based on the fact that your inspector couldn’t deduce that the roof was new, everything else in his report is suspect. I’m willing to make the following repairs: [List stuff you’re willing to do]. But I recommend that in the future you find a more reputable inspector, or you will risk losing deals.”
