Modesto, Fresno, Central Valley

Hello! 

   I plan on taking a trip out to Modesto and Fresno and surrounding markets to learn the  territory. 

  Does anyone know any good realtors that have their pulse on the market and that can show me around line up single family residences that cash flow? Hopefully they would be somewhat familiar with investors and have somewhat of an insight as to what things rent for as well as areas, etc. 

Thank You for any quality recommendations! I may purchase a few through them if reputable and steer me in the right direction.
