Any Canadians investing in U.S.?

Just wondering if there are fellow Canadians investing in the States and what your experience has been in terms of finding lenders to refinance.

Our strategy is to purchase with hard money (at 10%) and then refi after seasoning period. However, we've run into 2 roadblocks:

1) Debt service is so high at 10% that oftentimes it makes a deal go from being a decent, cash flowing, high equity opportunity to a money losing prospect. Frustrating.

2) No one will refinance us!!! Or they'll only refi 50%. Or some other limitation.

Wondering if anyone is having the same issue finding refinancing and if you're aware of any that will refi Canadians for 70% LTV in Georgia?
