Finding a good multiplex? What am I missing?

Hey guys-

I've spent a lot of time filling out my worksheets - trying to figure out if a multiplex I've found is going to be profitable. Some, not many have an annual ROI...but it's usually something like 1-3%.

I need better numbers.  What am I missing?!  For example, I found a duplex at 160K.  Let's assume I pay 10% down.  Currently rents for 1200 (600 each).  According to the rental property calc I downloaded on BP, my annual return would be - 1.73% (that's with 8% for a property manager), 3k closing costs, 3k rehab (although it would need more than 3k)...

Are deals found on realtor.com anymore?  Or do I need to start setting up "We Buy Homes" signs (I really don't want to do this...not my thing) to find any sort of a deal.
