Phoenix Real Estate Market

I am considering buying a 4plex in the Phoenix area and am curious from any residents and/or investors in that area what they think of that area. What are some of the "hot" areas to buy in? Mesa? Are there growing areas worth investing in (Florence, Coolidge, Casa Grande, San Tan Valley, Queens Creek, etc.)? Any areas to avoid? Any help would be appreciated.
