City + neighborhood suggestions for class A SFH w/GRM 100-120?
Hey BP! What cities / neighborhoods / ZIP codes would you recommend for the following? I'm open to anywhere in the US:
- class A neighborhood that families want to live in
- great school district (at least a solid elementary school)
- class A or B homes available for $200K-$260K (4bd 2ba ideal)
- GRM of 100-120 (e.g., the $200K home rents for $1,660-$2,000/mo)
- appreciation is at least a possibility ... maybe the area has a decent walkscore, or there are above-average employment prospects, upcoming development nearby, etc.
Background: my last purchase was in Broomfield, CO late 2014. It's an awesome home, great pride of ownership, and it was rented out in 3 weeks. Its GRM is 130, which feels like the best I could do in the area for that quality. I'm now looking for other areas where I could do a bit better on the GRM for a similar class of home & neighborhood.
Any thoughts to share or folks looking for something similar? I'd love to share notes.
