I'm posting this here to get some good ideas on how to structure this. I'm on the fence, but you decide. This should be fun :)

Location: Palm Harbor, FL

1/1 Condo (I know most are out already lol)

Insurance: $897/yr DP3

Tax: $625/yr

HOA: $241/mo

Repairs- paint only

Tenant in place rents: $690/mo

Tell him you'll put down $5K and then pay him $100/month for 10 years.  

That's essentially $15K purchase price with $5K down and $10K amortized over 10 years at 4.5%.

He may not be interested, but who knows, maybe he'll jump at it...  :-)
