why is the midwest soo popular?

Going through the forums, it seems as if everyone agrees that the midwest  i.e (indianapolis,Ft. Wayne,Chicago,Cincinnati,Cleveland) has great values cap rates etc? why is that? I am looking to invest out of state but want to know of other great markets?

@Mike Mitchell whats appreciation, lol. We have had for the first time in a long time some appreciation of about 3-6%. In general you buy for cash flow around here.
