Asking for Rent Roll
Hello Bigger Pocketers
I am looking to invest in my 2nd property (first was a home purchased as my wife's primary res.) The property is already rented so I asked my RE Agent to get the rent roll but he said its not worth my time because the current landlord could just make it up and it wouldn't be accurate. They did list the monthly income and rents in the MLS file.
Should I press for more info or should I be comfortable with what the listing is telling me?

Check local rental comps and make sure what they are claiming is realistic. Then if you decide to put in an offer on the property, put in a lease estoppel clause. That will get you the true terms of the lease, and if they aren't what was represented you can get out of the contract if you want.
