Specific dialogues in successful real estate deals

Hello,

I am a new member to bigger pockets. I appreciate all the content the site provides, especially the podcasts. Would it be possible for BiggerPockets to deliver a podcast that gets into the specific dialogues of how deals are presented? Example, I listened to a podcast that advised giving a potential seller 3 options to sell their home to you. Great idea, but I am unsure of how to present these ideas and would like to hear how successful investors are actually presenting the numbers of the deal. If this type of podcast already exists please let me know the number. I have listened to most of them from podcast 80 forward.
