How to aproach lenders

Hi Everyone, I am a new member living overseas in Aruba. I am looking to diversify my portfolio with SFH 's. How would it be best to aproach lenders if your investing overseas? Also would it be wise to offer for the SFH a mortage term of 30 years with interest of 4.5 even if here in Aruba in the local currency banks over interests of 6.95? Potential lender is over 60 years old would you still offer a 30 year mortage? How would you aproach this situation? Thanks
