Purchase Agreement FSBO California

I have somebody that I am going back and forth with who called me after they received my DFD letter and i'm trying to set up a meeting for this weekend so I can go out and inspect the house and sit down and meet with him in person and try to negotiate the price and hopefully close the deal.

My question is since this would be fsbo and I am paying all cash,  in California what Purchase Agreements are you guys using on similar deals please?

in addition to the purchase agreement I am also going to print out the three most comparable sales in his area and also a couple of actives as well

I went on my first appointment recently and I had nothing with me and I felt totally unprepared

also, should I take anything else with me (forms,contracts,etc)?
