ISO investment property in Des Moines, IA

Hello All,

I am currently working with a local realtor and have done some networking with a few folks from BP. Thought I would start a forum to see what kind of feedback is out there. 

I am in the market for a rental property, specifically a MF dwelling. Would prefer a property that requires some (less than $10K worth) rehab. In effort to have the property within reasonable distance from me I am looking at the North, Central or West sides of DSM. My narrowed down location search alone has eliminated the majority of the listings on the MLS. Looking for $200 per door CF after PITI, maintenance, lawncare, etc.
