My first owner finance deal

I am excited that I just completed my first of hopefully many owner finance deals, I paid no money down it needs about $5k including a new furnace we split the furnace repair.

Terms

7.5%

Payment $240 per month (20 year note) plus taxes of $100 and Insurance of $50 per month.

It is out in the sticks a little bit but I should be able to rent for $700-$800 with very little out of pocket.. Worst case I can't see renting it for less then $600 that would shock me.

3 Bedroom 1 Bath..

This one fell into my lap but what are the best methods for finding more like this?
