Condo/co-op/townhome as rental property in Summit, NJ or Maplewood, NJ

A newbie to real-estate investing, but have been lurking on the site for too long. A lot of nuggets here truly thankful.

I am looking at rental property in Summit-NJ, Maplewood-NJ or Morristown-NJ. 

Primary reasons for considering these neighborhoods is, a. closer to home, b. these are train towns (trains going to NYC)

Any thoughts/suggestions/alternatives? Thanks in advance.
