How to acquire more listings as a Commercial Agent

To all commercial and residential agents:

What method do you find is the most efficient way to acquire more inventory? I seem to have an influx of buyers and not enough inventory to satisfy the needs. Off market properties are a hot commodity in my area and I need to find a way to attract property owners.
