Pre-market Negotiation

I found a lead through word of mouth on a SFH in a great neighborhood. The homeowner is an elderly woman, who was recently widowed and is planning to put her house on the market in a couple of weeks. I was able to set up a meeting with her. I plan on re-listening to Michael Q's podcast on negotiation. I don't want to rip her off but I would also like to get the best price I can. I plan on focusing on the benefit to her in avoiding the hassle of marketing the property. Any one have some other suggestions on what to say to try and get a good deal and get the property under contract? My plan would be buy and hold. Thanks
