Marital rights in Missouri

I did some hard money lending to a contractor in Missouri through a mortgage broker. The contractor had his wife waive her marital rights  to the property. The contractor gave a special warranty deed to the broker as loan security. When the contractor defaulted, the broker signed a special warranty deed to me. So the property went from contractor to broker to me. When I tried to sell the house, the title company would not close because the wife had not signed her rights of "sale"  to the broker, even though she waived her marital rights to the purchase. The title company wants me to find the now ex wife and get her to sign a quit claim deed. She is not easy to find. Does any of this make sense? Is the original title company at fault for not having the wife sign in event of sale? This is a mess! Help!
