NYC Queens & Brooklyn - Small Multi Families

My wife and I have 350 to put in to real estate.  We wanted to buy a small mulit-family, with 3-4 units.  Our mortgage qualifications are only limited to 850k purchase.  But the homes we are seeing in that range are demanding upwards of 50K in rehab.  If it is close to being affordble the rent rolls eek out only 100 of profit a year.  Is this market worth investing in?  And how do you apply the various rules?
