Appraisal Sways Owner's Decision

I have been working with a realtor on purchasing a house from an elderly lady that has been sitting vacant for over 4 years. I made an offer of $210K to her based on my analysis of ARV ($325K based on Realtor's analysis) less cost of repairs ($65K), holding, profit, etc. The owner elected to have an appraisal done on the house before accepting or rejecting my offer. The appraisal came back much higher than the realtor or I expected ($275K) and now it's effecting how my offer is viewed.

Does anyone have any experience in how you can work with a seller when they have an appraisal in hand swaying their decision.  The appraisal I feel overvalued the house in comparing it with much nicer properties.
