With $100k in hand, rehab one by one or 5 downpayments?

With $100k to spend in real estate, would you put it as 5 downpayments for 5 units or start rehabing houses one by one? I have no experience and still trying to decide how to approach this.

IMO - One by one and develop a system 1st. You could get 5 projects going but have a bum contractor who can destroy each and every one of them. Instead Develop a system complete with a reliable team of attorneys, contractors, realtors (esp. if you're going to sell) etc. and then experienced natural growth.
