Hi all, does anyone have any advice on how to figure out if a property has a mortgage under it or if it is owned free and clear aside from asking the owner?

Public records. This is a "title search".  It will reveal any encumbrances against the property, such as mortgages.  No easy way to get an exact balance, other than asking the lender.  Who won't talk to you about it without written permission from the owner.
