I got only little understanding about real estate investing, but my heart beats faster when start only think about it.

Why I am here? To get some opinions from smarter people.

2 room appartment rented for 200$ monthly, thats my only asset.

My goal is to get another good asset in my city.
I have a friend who is bankrupted, his 3 room appartment forfeit by bank. My friend pays 170$ each month bank loan. I offered him to get care of his monthly payments, I just need to sign real estate under my name, get tenants here put monthly price 200$, and there will be 30$ passive income each month and after 7-8 years real estate becomes mine. what do you think about my idea?
