Looking for a primary residence in Garland

I am looking for a real estate agent/broker to help me find a 4000+ sq ft home in Garland, TX. I will live in this house for one year and then rent it while I am in a residency program. My highest price point is $300K and I have secured qualification for lending. I feel that many of the homes priced from $300K-350K in that area can be negotiated down to $280K-300K with an experienced agent/broker.
